“It’s certainly fit for something,” I mutter darkly as I switch cameras on my phone and begin scanning the room, showing off the monstrosity around me. Though, in all fairness, this room is incredible. It’s certainly more than I ever expected for myself and definitely something I never thought I’d ever get to experience. Mom was right about that. I should be grateful. I’m probably just acting like a brat because I’m hurt about the sudden move. Perhaps I owe her an apology.
Regret settles into my chest as I show Erica around the room, listening to her impressed oohs and ahhs, especially when I get to the private bathroom. “Holy shit,” she breathes. “You’ve literally hit the sugar daddy lottery. Do you think he’ll let me move in too? Imagine the parties we could throw in that place.”
“Call him my sugar daddy one more time and see what happens,” I warn her. “It’s bad enough that—”
A loud, obnoxious rumble tears through the property, practically shaking the foundations of the house and my brows furrow, cutting off whatever point I was trying to make. “What the hell is that?” I murmur, striding across my room to the window overlooking the front of the property.
A sleek black motorbike slows before the neighbor’s house, pulling into the driveway, and I hold up the phone. “You seeing this?” I ask Erica, my gaze feasting over the helmeted rider in his black shirt that sticks to his strong, muscled body, his sleeves tightening around his shoulders and biceps.
Thick thighs straddle the bike and my mouth waters as Erica gushes. “Fuck me. Is that your new neighbor?”
“I fucking hope so,” I tell her, watching as the guy brings the bike to a stop and climbs off, his heavy boots hitting the ground. He looks dangerous and sexy and holy hell, if he is my new neighbor then staying here might not be so bad after all. I wouldn’t mind waking up every morning and peering out my window to see that.
Erica groans, taking him in. “I pray for your little dried up, underused pussy that he’s a fuck boy.”
A laugh vibrates through my chest, and I roll my eyes, unable to pull my gaze away from the intriguing sight. The devilish man kicks the stand out and balances the bike before gripping his helmet and making my heart race, the anticipation of finding out if his face matches his body growing wild within me.
“That’s right, baby,” Erica murmurs. “Take it off. Let me see what’s hiding under there.”
I hold my breath as the helmet comes up over his head, my eyes feasting on every inch of newly exposed skin, and as the black helmet finally lifts off his head, my whole world crumbles, burning to ashes around me.
My eyes bug out of my head, panic tearing at my chest. “OH FUCK.”
“Oh, fuck is right,” Erica laughs. “Girl, you’re in so much trouble. New neighbor dude is so damn hot. He’s going to have you up against a wall and destroying you in minutes. Shit. Who needs Colby’s awkward grunts with that hanging around? Fuck, I’m so jealous.”
“No. I don’t mean oh fuck, he’s going to rail me until I scream. I mean oh fuck, I’m in actual trouble. That’s the dude from the party last night. The one I spilled beer all over and then suggested his friend shove his dick down his throat.”
“Oh, babe,” she laughs. “You really are fucked.”
Chapter 4
TANNER
You’ve got to be fucking kidding me.
I kick the stand out under my bike and make sure she’s balanced when I find the little bitch from last night peering out at me through one of the many spare bedrooms of the Channing property next door. There’s a moving truck blocking half of my driveway, a piece of shit Honda Civic parked on the street, and another car I haven’t seen around here parked in the driveway. All signs that the asshole next door has asked his gold-digger girlfriend to move in.
Just fucking perfect.

I’m not surprised. This is Channing’s third girlfriend in two years. It’s his fucked-up routine. He takes them in, makes them think they can’t live without him, and then the bullshit starts. He’s an asshole, but who isn’t around here? Everyone has their dirty little secrets.
My gaze raises to the feisty blonde in the window. I clocked her the second I pulled into my driveway. I don’t know if she’s dumb or desperate, but just because I’m wearing a helmet doesn’t mean I can’t see straight through the crystal-clear window. She’s been blatantly staring like a little puppy starved for attention, and if she weren’t so fucking hot, I would have flipped her off by now. There’s no doubt about it, she’s fresh meat, and I don’t plan to burn that bridge quite so soon. At least, after her performance at Riley’s party last night, I’ll have her on her knees begging for it first.
